Landlord Electrical Services

All landlords are legally required to carry out an electrical safety inspection every 5 years – are you up to date with your EICR?
An Electrical Installation Condition Report (EICR) is like an MOT for the electrical system of your property. The law was changed back in 2020 for new tenancies and in 2021 it was applied to existing tenancies. We’re accredited and qualified to help you stay compliant and up to date with your EICR.
We’re a trusted partner providing tailored services for landlords across Bristol
Every landlord is legally required to check their smoke or fire alarm system every tear. So it’s no surprise our most popular service for landlords in Bristol is an annual visit that combines the necessary smoke alarm tests with a maintenance report covering electrical, plumbing, damp and mould.
Peregrine Electrical can also help landlords stay compliant with the law on electrical installation condition reports (EICR).
Throughout the year we also offer a full range of electrical work for your buy to let properties alongside domestic and commercial services.

Case study: £80 saved with on the spot toilet repair
Here’s Dave, owner of Peregrine Electrical, with a recent example of how much money and hassle can be saved with on the spot repairs carried out during the Annual Smoke Alarm & Maintenance Survey:
I was testing smoke alarms at a property in Weston-super-Mare for a customer and found the toilet flush wasn’t working. After engaging with the tenants and discovering the fault hadn’t been reported I spoke to the landlord while at the property who authorised an on-the-spot repair.
I ordered the part from Screwfix for £10 and paid £5 for their Sprint delivery service as this was cheaper than the time it would have taken me to collect.
I continued with the smoke alarm test and the part arrived within the hour allowing me to fit it and resolve the problem while on site.
Total cost to the landlord was £28.50 all in. Part and delivery £15 plus £13.50 for 15 minutes of my time.
For a plumber to fix the broken flush the landlord would have paid around £100 for the callout fee plus materials making a total of approximately £110.
We were pleased to save the landlord over £80. In discussion with the tenant I also discovered the fridge was supplied by the landlord and was overdue for a PAT test so we also ticked another box in the same visit, saving even more money for our client.
